국토부는 지난해 6월 1일 임대차 신고제를 시행하면서 이달 말까지 1년간을 계도기간으로 운영하기로 하고 과태료를 부과하지 않고 있다.

국토부에 따르면 신고제 시행 이후 매달 임대차계약 신고 건수는 꾸준히 증가하고 있다.  

지난해 6월부터 올해 3월까지 10개월간 총 122만 3000건의 임대차계약이 신고됐다. 월별 신고량은 지난해 6월 6만 8000건에서 올해 3월에는 17만 3000건으로 꾸준히 증가하는 추세이다.

이 가운데 신규계약은 96만 8000건(79%), 갱신계약은 25만 4000건(21%)이었으며 갱신계약 중 갱신요구권을 행사한 건은 13만 5000건(갱신계약의 53.2%)으로 집계됐다.

임대차 신고제 이후 올해 3월까지 확정일자와 합산한 전월세거래 정보량은 208만 9000건으로 전년 동기 대비 13% 증가했다.

국토부는 특히 상대적으로 확정일자 신고가 적던 월세와 비아파트 물량의 신고가 각각 25%(76만 2000건→95만 6000건), 13%(96만 6000건→109만 4000건)씩 늘어나 정확한 시장 모니터링이 가능해졌다고 평가했다.

국토부는 신고율을 높이기 위해 다음달부터 행정안전부의 국민비서 서비스를 통해 임대차 신고 의무 등을 안내하는 알림톡 서비스를 시작하고 지자체별 순회 교육을 추진하는 등 생활밀착형 홍보를 강화할 계획이다.

또 대학생, 사회 초년생, 노년층 등을 대상으로 임대차 유의사항 패키지 홍보도 추진하기로 했다.
